Where is Briar House Barns located?

Briar House Barns is beautifully situated on the Kent and East Sussex border, tucked away on a quiet country lane. We’re just a 6-minute drive from Crowborough train station (with direct trains to London Bridge) and around 20 minutes from Tunbridge Wells. It’s also conveniently located just an hour from Brighton, Eastbourne, and even Gatwick Airport – perfect for your wedding guests traveling from further afield!

Flying in? 

For a truly show stopping entrance, both fixed-wing aircraft and helicopters can be accommodated on our private 500-metre airstrip (PPR by arrangement). Imagine flying in to your wedding and landing right in front of your guests – it’s a unique way to make your day unforgettable!

Are you licensed for wedding ceremonies?

Yes – we are fully licensed for both indoor and outdoor ceremonies, so you can say “I do” in our elegant Stone Barn or under the open sky before strolling over to your reception.

Do you host more than one wedding a day?

No, at Briar House Barns, your day is completely your own. You’ll have exclusive use of the venue, ensuring privacy and time to truly relax and enjoy every moment.

What does dry hire mean?

Dry hire means you’re booking the venue itself, giving you complete freedom to choose your own caterers and suppliers. It allows you to tailor your wedding to your exact style and budget, often making it a more affordable and flexible option. Your hire also includes the use of our tables, chairs, and dance floor.

Do you offer catering?

We don’t provide in-house catering, but we’re happy to share a list of recommended caterers, with prices starting from around £40 per head. This gives you the flexibility to create your perfect dining experience – whether that’s a formal sit-down meal or relaxed food trucks on the lawns.

What is the capacity for seated and standing guests?

  • The Great Barn: Designed for versatility, it can host from 60 guests in an intimate setting or it can be discretely adapted to accommodate up to 1,000 guests.
  • The Stone Barn: Ideal for wedding ceremonies of up to 100 seated guests, The Stone Barn offers a beautiful and versatile space for your celebration.
  • Outdoor ceremony: For those dreaming of an open-air setting, outdoor ceremonies can accommodate up to 300 seated guests, with unlimited standing.

What types of tables and chairs do you have?

We offer both round and rectangular tables so you can choose the layout that best suits your day. Our chairs are elegant Cheltenham or Chiavari style, with a selection of seat pad colours to complement your theme.

Do you have outside seating?

Yes, our 80-foot terrace at The Great Barn overlooks the rolling countryside and includes outdoor tables and chairs for guests to enjoy.

What is your parking capacity?

We have ample on-site parking conveniently close to the venue. We can also take minibuses and single decker buses by arrangement. Guests are welcome to leave cars overnight and collect them the following morning with no charge up to 11am.

How does your pricing work?

As a dry-hire venue, your booking includes exclusive use of the venue and includes our tables, chairs, and dance floor. We ask for a deposit at the time of booking, with the remaining balance due three months before the wedding.

To make planning easier, we also offer flexible payment plans so you can spread the cost in the lead-up to your big day.

Can we provide our own alcohol?

We have a fully stocked and professionally run bar for your celebration. However, you’re very welcome to bring your own table wines, and there’s no corkage fee, giving you more freedom and flexibility.

Do you have suitable areas for photos?

Absolutely! Briar House Barns is surrounded by rolling countryside, meadows, and natural beauty. The grand steps of The Great Barn, our romantic lakeside and wishing well, all make for unforgettable wedding photo opportunities.

Do you allow confetti?

Yes, we’re delighted for you to use biodegradable confetti or rose petals, adding a beautiful and eco-friendly touch to your day.

Do you allow fireworks?

Yes – We use a specialist firm that provides silent fireworks to avoid disturbing the nearby horses. Fireworks are a wonderful way to end your evening, and we’re delighted for you to include them to make your celebration that little bit more spectacular.

Are pets allowed at the ceremony or reception?

We love welcoming pets at Briar House Barns – after all, how could you celebrate without your best friend? We simply ask that pets are kept on a lead during ceremonies inside The Stone Barn and that owners take responsibility for their care throughout the day.

Do you offer venue hire for other celebrations?

Yes, we do! Briar House Barns is also perfect for parties, anniversaries, vow renewals, engagements, corporate events, and even proms. Whatever the occasion, our team will help you plan a truly memorable event.
